Fixed Cost Proposals: How We Eliminate Surprise Costs on Deck Projects

Fixed Cost Proposals: Know Your Deck Price Before You Build

Here’s a quick overview if you’re short on time:

At Legacy Decks, our Fixed Cost Proposal is one of the biggest benefits of our Planning & Design process. Rather than providing a rough estimate and hoping it stays accurate, we take the time to fully plan, design, and estimate every detail of your project before construction begins. That allows us to present a proposal with a clearly defined scope of work and a fixed investment you can feel confident in. Our goal is to eliminate as much uncertainty as possible so you can move forward knowing exactly what to expect. The only time pricing changes is if you choose to make changes to your project or if demolition uncovers an unavoidable hidden condition that couldn’t have been discovered beforehand.

Fixed Cost Deck Proposals: No Surprise Pricing

Fixed Cost Proposals: Know Your Deck Price Before You Build

Building a custom deck or outdoor living space is an exciting opportunity to enhance your home, create a place for gathering, and extend your living area into the outdoors. However, for many homeowners, that excitement is often paired with uncertainty. One of the most common—and important—questions that comes up early in the process is, “What will this actually cost me?”

Unfortunately, the answer isn’t always clear. Too often, homeowners are given a rough estimate or a broad price range during the initial consultation. While this may seem helpful at first, it can lead to confusion and frustration as the project progresses. As design decisions are made, materials are selected, and unforeseen details arise, the cost can begin to shift. What started as a manageable investment can gradually increase, leaving homeowners feeling caught off guard and unsure of where things stand financially.

This lack of clarity can turn what should be an enjoyable and rewarding experience into a stressful one. Instead of focusing on the excitement of bringing their vision to life, homeowners may find themselves worrying about budget overruns, unexpected changes, and whether they’re truly getting what they were promised.

At Legacy Decks, we believe there’s a better way to approach this process—one that prioritizes transparency, accuracy, and trust from the very beginning. That’s why we’ve developed our Proven Process, which is built around thoughtful planning, detailed estimating, and clear, consistent communication. Rather than relying on rough estimates, we take the time upfront to fully understand your goals, preferences, and the unique details of your project.

By investing this effort early on, we’re able to create a comprehensive plan and provide a Fixed Cost Proposal that clearly outlines both the scope of work and the total investment. This means you can move forward with confidence, knowing exactly what to expect—no surprises, no guesswork, and no shifting numbers as the project unfolds.

Why We Invest So Much Time Before We Build

Building a custom outdoor living space is a major investment, and for many homeowners, the biggest concern isn’t choosing decking colors or deciding between a pergola and a covered porch—it’s wondering if the final price will be higher than the one they agreed to.

Unfortunately, that’s a valid concern.

It’s not uncommon for contractors to provide a general budget or price range early in the process, only for the cost to continue increasing as the project moves forward. Sometimes that’s because materials were underestimated. Other times, important details weren’t accounted for yet. In many cases, the project simply wasn’t planned thoroughly enough before pricing was presented.

At Legacy Decks, we’ve built our Proven Process differently because we believe homeowners deserve better than educated guesses.

Why Planning Comes Before Pricing

One of the biggest reasons our process includes a dedicated Planning & Design phase is because it’s what makes a Fixed Cost Proposal possible.

Before we ever present pricing, our team spends time understanding every aspect of your project. Your Deck Consultant works with our in-house estimator to evaluate the design, material selections, site conditions, labor requirements, permits, specialty features, and countless other details that go into building your outdoor living space.

It takes significantly more time than putting together a quick estimate, but that’s intentional.

Every hour spent planning before construction helps eliminate uncertainty later. Instead of pricing a project based on assumptions, we’re pricing it based on a detailed plan.

That’s why our proposal isn’t simply an estimate—it’s a carefully developed scope of work backed by thorough planning and estimating.

You’re Investing In More Than Just A Design

When homeowners invest in our Planning & Design phase, they’re often thinking about the exciting deliverables they’ll receive: professional renderings, thoughtful layouts, and a custom outdoor living space designed specifically for their home.

While those are certainly valuable, there’s another benefit that often gets overlooked.

You’re also investing in confidence.

Confidence that your project has been thoughtfully planned.

Confidence that every major detail has been accounted for before construction begins.

And confidence that the price you’re presented with isn’t likely to change every few weeks because something was forgotten or overlooked.

That peace of mind is one of the biggest values our Planning & Design process provides.

When Can Price Change?

Our goal is simple: once your Fixed Cost Proposal is approved, that’s the price you can expect to pay.

There are only two situations where that investment may change.

The first is when you decide to make changes to your project. Maybe you decide you’d like to add deck lighting, upgrade your railing, expand the patio, or include an outdoor kitchen after seeing the final design. Those decisions are completely up to you, and any additions are documented through a Change Order so you understand exactly how they’ll impact the project before work begins.

The second is when demolition uncovers an unavoidable hidden condition that simply couldn’t have been seen beforehand. For example, removing an existing deck may reveal structural rot or damage that was concealed behind finished materials. In those situations, we stop, explain what we’ve found, discuss your options, and issue a Change Order before moving forward. We never believe in surprising homeowners with unexpected invoices after the work has already been completed.

Outside of those situations, your Fixed Cost Proposal remains exactly that—a fixed cost.

The Value of Doing Things The Right Way

Our Planning & Design phase requires an investment of both time and resources, but we believe it’s one of the most valuable parts of our entire Proven Process.

Taking the time to estimate every detail before construction begins creates a better experience for everyone involved. It gives our production team a clear roadmap, helps projects run more smoothly, and most importantly, gives homeowners confidence in both the scope of work and the investment they’re making.

Anyone can provide a rough estimate after a quick walkthrough.

We’d rather take the time to do it right.

Because when you’re investing in a custom outdoor living space, you shouldn’t have to wonder what surprises are waiting for you later. You should be able to move forward knowing your project has been carefully planned from the very beginning.
